Healthcare Realty Trust has paid $30 million for three Denver medical office buildings totaling about 150,000 square feet. The acquisition of the properties near the former Lowry Air Force Base east of downtown comes three months after the Nashville-based REIT (Ticker: HR) committed $50 million to an MOB joint venture on the other side of town.

Bryan Elliott at Raymond James has hiked his rating on shares of Cracker Barrel Old Country Store to 'market perform' as part of a broader industry upgrade. Still, Elliott has a number of other restaurant chains rated more highly than Lebanon-based Cracker Barrel (Ticker: CBRL), which has gained 27 percent so far this year. Healthcare Realty is richly valued and not worth getting into at this point, says Hilliard Lyons analyst Carol Kemple. In addition to starting coverage of the Nashville-based REIT (Ticker: HR) with a 'neutral' rating, Kemple points out its dividend should be higher.

Analysts at Keefe Bruyette & Woods have ranked Nashville sixth on their list of MSA economies. Music City ranks in the top 10 in all types of real estate, coming in third in industrial property and fifth for office space. The challenge: The five cities above are some of our toughest economic-development competitors — Austin, Charlotte, Dallas, Houston and Raleigh-Durham.

Chattanooga-based CBL & Associates, which owns a number of prime Nashville shopping centers, has secured a $115 million loan that'll come due in 2018 and is backed by CoolSprings Galleria. The loan replaces a slightly larger facility that would have matured in September.
