Real estate notes: Lineberry sells downtown garage

Also: Anchor buys Franklin strip

A downtown parking garage sold this week for $6 million.

NCB Garage Partners is the new owner of the garage adjacent to Hotel Indigo on Third Avenue North. The seller was Union Street Plaza Garage.

Those innocuous names are the d/b/a's of better known companies. NCB shares an address with Ridgefield Properties, formerly the Kermit Stengel Co. The seller is associated with Lineberry Properties.

The site last sold for $6.6 million in 2008.

Anchor picks up Franklin strip

Nashville's Anchor Investments has paid $10.4 million for the Maples Shopping Center in Franklin, the company's fourth pick-up in the past six weeks.

"This property fits very well into our strategy of buying well-located real estate with a value-add component," said Micah Lacher, principal of Anchor Investments. "The Maples Shopping Center has been a retail staple in Franklin for more than 20 years, and we are excited to own this property."

The 84,423-square-foot building located east of Mack Hatcher Parkway is 98 percent occupied and anchored by a Stein Mart store. Perry Gooch, Peggy Sells and Crews Johnston of Cassidy Turley represented the seller, TransAmerica Life Insurance Company. The buyer was unrepresented.
