A local developer has submitted plans for a new three-story mixed-use project in 12 South.
Paul McRedmond, owner of the lot at the northeast corner of 12th Avenue and Montrose, is planning the residential/retail project — which sits two blocks south of a similar project that Southeast Venture and H.G. Hill Realty are overseeing.
The McRedmond project, to be located at 2516 12th Ave. S., will require a variance from the Board of Zoning Appeals as it exceeds the height requirements for the area. McRedmond is also asking to set the building back farther from the street than the current zoning allows. Planning officials are recommending approval of that request with a wider sidewalk than submitted in the original plans.
McRedmond purchased the lot for $68,000 in 1996. It was most recently the location of a lawn and garden store.
