Troubled Clairmont Apartments sell for $2.8M

Atlanta owners clear books of southwest Nashville complex

The Clairmont Apartments, a troubled 233-unit complex off Murfreesboro Road in southwest Nashville and the site of controversial immigration raids, has sold for $2.8 million.

The Kirkland Company brokered the sale from Atlanta-based Tritex, which paid nearly $6.5 million for the complex in a July 2010 foreclosure sale, to Stone Ridge Apartments LLC for $2.8 million.

Before Tritex, the apartments were owned by a joint venture that defaulted on its $6.75 million from Fannie Mae.

The complex was just 30 percent occupied.

In October 2010, Immigration and Customs Enforcement officers raided the complex, detaining more than 20 alleged illegal immigrants. In 1999, the private security firm at The Clairmont was the subject of a Nashville Scene investigation,  which revealed a pattern of abuse and extortion by the complex's guards.

The sale capped a solid year for The Kirkland Company, Dennis Harris said. The company brokered the sale of 18 apartment complexes in nearly $80 million worth of transactions.
