H.G. Hill Realty and Southeast Venture are teaming up to develop a new mixed-use projected in 12South.
The companies announced Tuesday they have purchased 0.82 acres at 2310 12th Ave. S., where they plan to design, develop and lease a retail and multifamily building. Located next to 12 South Taproom and Grill, the new building will comprise 67 luxury apartments and 4,200 square feet of ground-floor retail.
“This is a great opportunity for us to work with Southeast Venture and develop a truly special project for the area,” said Jimmy Granbery, CEO of H.G. Hill Realty.
Details of the purchase were not disclosed and have not been filed with the Davidson County Register of Deeds. The property was owned by Middle Tennessee Roofing Co. Inc. until it was quitclaimed to Wayne and Sharon Burkeen — owners of the roofing company — in 2005.
“It would be an understatement to say that this property is a great location for commercial development. The addition of high-end apartments and retail space will fill a much-needed niche in the 12 South neighborhood,” said Wood Caldwell, principal at Southeast Venture. “We expect construction to begin on the project in April 2012, with units being ready for occupancy in spring 2013.”
Interestingly, William Claypool — the longtime owner of the roofing business — moved the company from its original location at 12th and Caldwell to the 2313 12th Ave. S. location in the 1960s when he bought the property from H.G. Hill Realty.
