Adelicia architect designing Berry Hill apartment building

The architect of one of Nashville’s most handsome post-2000-constructed tall buildings is designing another large-scale residential structure planned for the city.

The Preston Partnership, which is co-headquartered in Atlanta and Washington, D.C., and was the lead architect for Midtown condominium tower The Adelicia, will design for Lennar Multifamily Communities a three- to five-story apartment building in Berry Hill, according to Christopher Cassidy, LMC Southeast division president.

Lennar Multifamily Communities, which is an affiliate of Lennar Homes and a subsidiary of Lennar Corp., will soon submit site plans for the project, which will be located at 2350 Franklin Road and include between 320 and 360 apartment units.

“We’re going through our site plan approvals,” Cassidy said. “We’ll then start construction and permit documents and submit for approval.”

The Preston Partnership, which teamed with Nashville-based Tuck Hinton Architects on The Adelicia project, has designed residential buildings in, among other cities, Atlanta, Austin, Denver, Houston, Orlando, Tampa and Washington, D.C. The company was the architect for the interior redesign of downtown Nashville’s Bennie Dillon Building.

The site for LMC’s Berry Hill building (seen below in an image courtesy of Google Maps) currently is home to Jaguar of Nashville. Sonic Automotive Inc. owns the properties, which span about 4.4 acres, on which the building would be constructed.

Lennar Multifamily Communities’ East region has offices in Charlotte, Atlanta, Charlotte, Chicago, Dallas, and D.C. Within that region, the company currently has 10 projects “either completed or under construction and that are similar in size and scope to the Berry Hill proposed project,” Cassidy said.

LMC also has a site under contract in the Vanderbilt/Midtown area, Cassidy said, and is targeting another multi-unit apartment building. He declined to disclose the specific site.

Lennar Corp., the nation's second largest homebuilder, is a Fortune 500 company based in Miami.

In January 2013, Lennar became the first of the nation’s major builders of primarily suburban tract homes to add large-scale urban apartment buildings to its focus.
